Kusuma, who got his license and began doing short sales and foreclosures in 2007, formed a real estate brokerage team in 2008, with the goal of making the clients “feel like they are the number one in the whole process. So in that way we never seem to be too busy for them.”

With seven key members on Team Nuvision, the group was able to sell as many as 150 homes in the last 12 months.

Kusuma reveals a factor in his good working relationship with his clients: “Every single one of the buyers and sellers feel like we are always in communication with them. The clients speak to me or any of the seven partners [and] they’ll get the same consistent message. Then I have four support staff, the people who take care of the paperwork and make sure that we are really compliant. It frees up the agent’s time, my partner’s time, so they can do what they do best, which is negotiating the deals and spending time with the clients.”

A Certified Distressed Property Expert, Kusuma also created his Investor’s Club in 2007.

“I am big on education,” he says. “So we give [the clients] a roundtable discussion. We’ve partnered up with a lot of local wholesalers, local investors…Most of these homes are not on the Internet. I’m teaching them how to find deals.”

Once his Investor Club members find a deal, they bring it back to the Club. Buyers then have access to deals which often cannot be found on the internet.

“My buyer is happy because now they have access to homes that never ever hit the market. We are matching the properties with the buyer – that’s the thinking process behind the Investor’s Club that meets every Tuesday,” he says.

Kusuma further expresses, “The reason that program came about is because more typical homeowners always move up to a bigger home. And the problem is every time they want to buy a bigger home, they submit an offer subject to the sale of their existing home. Now, if they do that, it puts them in [a] disadvantage, because there’s always multiple offer situations. So if you put an offer on one house, subject to the sale of your house, it’s very unlikely that the seller of the new home is going to accept your offers.”

So how does Team Nuvision solve this dilemma?

“Every time we sell a house, we tell the potential buyer, ‘Hey, if you buy this home, we’re going to buy your house.’ So in that way, when you submit an offer on my listing, it’s no longer subject to the sale of their existing home. It’s basically to avoid the catch-22.”
